Private second mortgages for mortgage advisors

A private second mortgage lets a business client raise funds against property equity while the first mortgage stays in place. HomeSec provides them for New Zealand mortgage advisors, for business purposes, from $20,000 to $1,000,000.

  • $20,000–$1,000,000 loan range, subject to assessment
  • 24 hours as little as, from a clean, complete scenario
  • 6 months interest can be capitalised in qualifying structures
  • 1st and 2nd mortgage security considered

Why private rather than bank for a second mortgage

Some banks will not take a second charge, and many are slow to consent when a client wants to borrow against equity. A private second mortgage lets your client keep a competitive first mortgage and still raise funds against the property.

What we look at

Our assessment focuses on the security, the equity position and the exit rather than the client's credit file. Credit checks are irrelevant to the decision, and a bad credit history is generally not an issue.

  • The business purpose, the amount and the date funds are needed
  • Who the borrower is, who owns the property and what the current lending is
  • The property address, estimated value and any existing mortgages
  • A realistic exit: the refinance, sale or repayment source and when it lands

Structure and flexibility

Interest can be capitalised for up to six months in qualifying structures, and open-term options can keep the loan in place if the client's refinance runs late. We confirm the exact terms in the contract documents.

Questions advisors ask

Frequently asked questions

What is a private second mortgage?

A mortgage from a private lender registered behind the client's existing first mortgage, used here for business purposes.

Does the first lender have to approve?

That depends on the first mortgage terms. Send them with the scenario so any consent need is known early.

How quick can it be?

Funding may be possible in as little as 24 hours from a clean, complete scenario, subject to approval, documents, security, legal work and settlement requirements.

Do you accept clients with a poor credit history?

A bad credit history is generally not an issue. The security, equity and exit are what count.

Can the funds be used for personal expenses?

No. Funds must be for genuine business or commercial purposes.

Does HomeSec contact my client, or can I keep the relationship?

You choose. We can do it all for you: we contact the client and keep you updated at every stage of the short process. Or we work through you, so you keep the conversation with the client right up to approval, when only our credit team needs a quick chat with the client to meet identity (KYC and AML) requirements. Either way we do the hard work, and your choice does not affect your brokerage.
