- Applicants with recent arrears or uneven cash flow
Bad credit and tax debt
A default, arrears or an IRD debt can close the door at a bank, but it is rarely the whole story. HomeSec is a direct, privately funded lender that looks at the business purpose, the property security and how the loan will be repaid. We lend $20,000 to $1,000,000 for genuine business purposes, subject to assessment.

Appropriate uses
Consider carefully
Credit history matters, but it is not the only thing we look at. A loan secured over property is assessed mainly on the security, the business purpose and how it will be repaid. A past default, a judgment or recent arrears can be considered, as long as you explain them upfront and the plan to repay is realistic.
Check your credit report before you apply. Centrix, Equifax and Experian will each give you a free copy, and knowing what is on it lets you explain it rather than be surprised by it.
Inland Revenue charges penalties and interest on overdue tax. It can agree an instalment arrangement, and making agreed regular payments means fewer penalties; paying off a debt without an agreed arrangement can still attract penalties and interest at the full rate. If an arrangement is not possible or not enough, a property-secured loan can pay the debt in full.
Paying IRD with a loan swaps a tax debt for a loan secured on your property, so it only makes sense with a clear plan to repay. Talk to your accountant first.
New finance should solve the problem, not postpone it. If tax fell behind because of a one-off event, such as a slow-paying customer or a lost contract, a loan can bridge the gap. If the business is consistently short, the loan needs to come with changes to pricing, costs or how tax is set aside each month.
Approved facilities may offer up to six months with no scheduled payments, which gives those changes time to work. Interest still accrues during that time.
How the assessment works
A useful scenario is not only a requested amount. It connects the business need to suitable security and a realistic way for the facility to be repaid or refinanced.
The right level of documentation depends on the proposed structure and what the team needs to verify.
Identity, property ownership, existing lending, the source and use of funds, and the proposed exit may all need evidence. Legal work can also apply.
Raise difficult details early. Tax obligations, arrears, a recent credit event or an urgent deadline can be assessed more effectively when they are explained upfront.
Common questions
Possibly. HomeSec lends $20,000 to $1,000,000 for genuine business purposes against suitable New Zealand property, and looks at the whole scenario rather than a credit score alone. Approval is never guaranteed.
A default does not automatically rule you out. Explain what happened, whether it has been paid, and how the new loan will be repaid.
Yes. Paying tax owed by the business is a business purpose HomeSec lends for, including GST, PAYE, income tax and provisional tax arrears.
Talk to Inland Revenue and your accountant first. An agreed arrangement reduces penalties and may be the cheapest option. A loan may suit when the debt needs to be cleared in full, for example to stop enforcement action.
Yes, it is possible. HomeSec assesses differently from a bank, so a bank decline does not rule you out. Tell us why the bank said no.
Funding may be possible in as little as 24 hours, subject to approval, documents, security, legal work and settlement requirements.
No. Every scenario is assessed on its merits, and the terms are set out in writing before you proceed.
