Business loan FAQs

Business loan questions, answered.

Straight answers about HomeSec's property-secured business loans in New Zealand: what you need to qualify, how much you can borrow, the documents, how long it takes, and what it costs to borrow and repay.

Business loan requirements

What do I need to qualify for a HomeSec business loan?

Three things: a genuine business or commercial purpose for the money, suitable residential or commercial property in New Zealand to secure the loan with a first or second mortgage, and a realistic way to repay it, such as business cash flow, a property sale or a refinance. There is no minimum trading period. Every application is subject to assessment, and approval is never guaranteed.

Who can apply for a business loan?

Companies, sole traders and other business structures can apply, as long as the money is for a genuine business purpose and suitable New Zealand property is offered as security. The property can belong to the business or to its owners. HomeSec does not lend for personal or household purposes, such as buying or renovating your own home.

Can I get a business loan with bad credit?

A default, arrears or tax debt does not automatically rule you out. HomeSec looks at the business purpose, the property and the repayment plan together. Tell us about any credit or IRD issues at the start so they can be assessed properly rather than found later.

Can I use someone else's property as security?

The property usually belongs to the business or its owners. If someone else, such as a family member, offers their property, they take on a real risk of losing it if the loan is not repaid. Whether that can be considered depends on the scenario, and the property owner must get independent legal advice before signing anything.

How much you can borrow and the security

How much can I borrow?

HomeSec lends $20,000 to $1,000,000. The amount for your scenario depends on the property's value, what is already owed on it, whether we would hold a first or second mortgage, what the money is for and how it will be repaid.

Is there a minimum loan amount?

Yes. The smallest HomeSec loan is $20,000 and the largest is $1,000,000.

What security do I need?

A registered first or second mortgage over suitable residential or commercial property in New Zealand. If your bank already holds a first mortgage, it can stay in place and HomeSec takes a second mortgage behind it, usually with your bank's consent.

Will I need to provide more security?

HomeSec lends against property, so the main question is whether the property offered has enough equity for the amount and the mortgage position. If it does not, we will tell you what amount may work, or what else would be needed, before you go any further.

Do you send a valuer to the property?

Not to make an enquiry. No formal valuation is needed at the start: the address, who owns it, an estimated value and what is owed on it are enough for a first look. Further property evidence may be requested during assessment.

Applying and the documents you need

How do I apply for a business loan?

Complete the short online application or call 09 888 6550. Tell us the amount, what it is for and when you need it, the property address, who is on the title, an estimated value, what is owed on it and to whom, and how you plan to repay. The team reviews that and tells you whether the scenario may fit and what is needed next.

What documents will I need to provide?

No valuations or cashflow records are needed to make an enquiry. During assessment, expect to provide evidence of identity for each borrower and property owner, details of the property and its current mortgages, and something that shows what the money is for and how it will be repaid, such as an invoice, an IRD statement, a sale agreement or a letter from your bank.

Do I need financial statements or tax returns?

Not to make an enquiry, and HomeSec does not ask for two or three years of accounts the way many banks do. If financial records would help show how the loan will be repaid, the team may ask for them during assessment.

How long it takes

How long does it take to get a business loan?

Funding may be possible in as little as 24 hours, subject to approval, documents, security, legal work and settlement requirements. Most of the time goes on legal work, first-lender consent and settlement, so raise any second mortgage, tax debt or credit issue at the start.

When will I know if my application is approved?

After you send your enquiry, the team reviews the purpose, the property and the repayment plan and tells you whether the scenario may fit. Any approval is conditional until identity, property and legal checks are complete, and the interest, fees and conditions are set out in writing before you proceed.

Costs, term and repayments

What interest rate will I pay?

HomeSec does not publish a standard rate, because pricing depends on the amount, the property, the mortgage position, the purpose and the full scenario. The interest, fees and conditions that apply to you are set out in writing before you proceed, so you can compare the total cost with any other offer.

Are there fees, such as an assessment fee?

Fees depend on the scenario. Any fee that applies, including any assessment fee, is set out in writing before you pay it or sign anything. Compare the total cost of a loan, not only its interest rate.

How long are HomeSec business loans for?

HomeSec loans are open term, so there is no fixed end date to race against. Interest and other costs accrue for as long as the loan runs, so plan how you will repay it, whether from business cash flow, a property sale or a refinance with a bank.

Do I have to start repayments straight away?

Not always. An approved HomeSec facility may offer up to six months with no scheduled payments. Interest and other costs still accrue during that time, and the exact payment settings are in your loan contract.

Can I repay my business loan early?

Yes. You can repay a HomeSec loan early at any time. Your loan contract sets out any interest, fees or notice that apply, so read it before you sign.

Can I increase or extend my loan later?

There is no end date to extend, because the loan is open term. If you need more money later, ask for a top-up. It is assessed like a new application against the equity available, so it is not guaranteed.

What happens if I cannot make a payment?

Contact HomeSec as soon as you see a problem coming. Default is serious: it can lead to extra costs, enforcement action and the loss of the property used as security. The consequences are set out in your loan and security documents, so get independent legal advice before you sign.

What you can use it for and where we lend

What can I use a business loan for?

Any genuine business or commercial purpose, such as paying IRD or GST, buying stock or equipment, fitting out premises, buying a business, covering a cash flow gap, or settling a commercial property purchase before a sale or bank loan is ready. HomeSec does not lend for personal spending.

What business finance options are there in New Zealand?

The main options are bank business loans, unsecured loans from non-bank lenders, asset and equipment finance, overdrafts and lines of credit, and property-secured loans from private lenders such as HomeSec. A bank is usually cheapest if you fit its criteria and can wait; a property-secured loan suits larger amounts, newer businesses, credit or IRD issues and tight deadlines.

Where in New Zealand do you lend?

HomeSec is based at 152 Fanshawe Street, Auckland, and lends against suitable property almost anywhere in New Zealand by phone and online.

Is HomeSec a broker?

No. HomeSec is a direct, privately funded lender. We assess, approve and fund our own loans. Brokers and advisers can also refer their business clients to us.

Do consumer lending rules apply to business loans?

Generally not. A loan used mainly for a business purpose is not a consumer credit contract under the Credit Contracts and Consumer Finance Act, so many consumer protections will not apply. Read the contract carefully and get independent legal advice before you sign.

Information is general only and is not an offer or approval of finance. Lending is subject to assessment, acceptable property security, documentation, legal requirements and final approval. Independent legal, financial and tax advice may be appropriate for your circumstances.
